Small Market Madness
Welcome to the Real Estate Espresso Podcast, your morning shot of what’s new in the world of real estate investing. I’m your host, Victor Menasce.
I’m astounded at the frequency with which I see absolute fanatics πfanaties in proposed commercial projects. One project in particular involves the development of a luxury mid-rise building in a tertiary market. Where these smaller markets have an advantage is there’s less infrastructure at the municipal level. They don’t have the multi-billion dollar subway system to build, and they don’t have massive social assistance programs. The extent of their utilities is much more contained and therefore the impact fees charged to developers are going to be much lower. So that has the effect of lowering the land cost and generally speaking, the land cost itself is going to be much lower compared with the competitive environment of the big city.
